Repiling and relevelling, so the floor is level again
Over time, and especially in older villas, a house settles. The foundations shift, the floor goes out of level, and the building starts telling you about it. We put it back on a firm and level foundation.
Signs your home may need repiling
- Cracks in walls, ceilings and corners
- Sagging or uneven floorboards
- Doors and windows that stick
- A tilted or uneven look from outside
The usual causes are soft ground conditions or the plain deterioration of old timber piles. Neither gets better on its own, and a building that keeps moving keeps cracking.
If you are planning to renovate, do this first. Starting a new kitchen or a new bathroom on a floor that is still moving is money spent twice.
How it works
How a foundations and repiling job runs

We look under the house
A crawl through the subfloor tells us what the piles are doing, how far out of level the floor sits, and what is causing it.

Jack the building
Hydraulic jacks raise the whole building evenly, which gives our team a working crawl space and takes the load off the old piles.

Out with the old
The old foundations come out and we excavate new holes to the required depth.

New piles in
New concrete or timber piles are placed and set. Which one suits depends on your ground conditions and your consent.

Lower and level
The building comes down onto its new foundation, level, and the subfloor is put back together.
